The average Wandsworth home is £686,076, down 5.5% in a year and the ninth steepest fall of 295 areas in England. Prices rose in July for a second month.

Wandsworth house prices rose in July for the second month running. The average home in the borough reached £686,076, up 0.8 per cent on June.

That is still £40,046 less than a year earlier, a fall of 5.5 per cent. Only eight of the 295 local authority areas in England have fallen further.

The figures come from the UK House Price Index for July 2026, which HM Land Registry published on 16 September.

Why the yearly fall got worse while prices rose

The two numbers look contradictory, but they are not. The annual figure compares July with July, and July 2025 was a strong month: the borough average rose 1.2 per cent that month, to £726,122. This July’s rise was smaller, so the gap to last year widened from 5.1 per cent in June to 5.5 per cent.

The monthly picture is the more encouraging one. After nine straight monthly falls from September 2025, the average bottomed out at £668,761 in May 2026. It has since recovered £17,315.

June’s figure has also been revised. It was first published as £680,105, a monthly rise of 2.3 per cent. In this month’s release the same month reads £680,912 and a rise of 1.8 per cent. The newest month is always the most provisional.

Wandsworth against London and its neighbours

Twenty-one of London’s 33 boroughs are down on the year. Wandsworth has the eighth steepest fall in the capital.

The falls are concentrated in inner London, which is down 6.8 per cent as a whole. Outer London is down only 0.6 per cent. Westminster, down 20.7 per cent, and the City of London, down 17.4 per cent, have the steepest falls in England.

Flats are still doing the damage

Every property type in Wandsworth is cheaper than a year ago. Flats have fallen furthest, and houses are holding up better the bigger they get.

The average flat is £37,072 cheaper than in July 2025, when it stood at £563,885. That is a steeper fall than in Merton (3.3 per cent) or Richmond upon Thames (3.1 per cent), though not as steep as Lambeth (7.0 per cent) or Hammersmith and Fulham (10.0 per cent).

First-time buyers paid an average of £578,738, down 5.9 per cent. Home movers who already owned paid £869,537, down 4.8 per cent.

Two things to know about these numbers

This is a mean, not a median. The index reports an average that a few very expensive sales can pull upwards, and Wandsworth has plenty of them. Our Wandsworth house prices page works from every completed sale on the Land Registry record, and the borough’s median there is a good deal lower.

Sales counts lag the prices by three months. The latest published figure is May 2026, with 244 sales, against 358 in May 2025. Early 2025 is distorted by the stamp duty change of 1 April 2025, which pulled sales forward: the borough recorded 924 sales in March 2025 and 312 in March 2026.

What it means for you

If you are selling, the slide has stopped but the recovery is small. The July average is £17,315 above May’s low and still £40,046 below last July. Pricing from a neighbour’s 2025 sale is likely to overshoot.

If you are buying a flat, the borough has fallen further than Merton or Richmond, and that is your negotiating room. The two monthly rises suggest it may not last, but two months is not a trend.

If you own and are not moving, the number to know is the peak. The Wandsworth average hit £767,904 in October 2022. July’s figure is £81,828 below that, a fall of 10.7 per cent. Keep it in mind before a remortgage valuation.
